<p>This is not to talk about the reasons for the destruction of weapons (mostly poor tenant screening), and options when confronted with a bad bike at home.</p>
<p>It comes down to three possible approaches:</p>
<p>1st Total Fix-Up: This is when things are down so homes are in tip-top shape. New carpet, new paint, new everything! Up to this approach is that the home team will be at the top of the top rental and the tenant, but the downside is that it will demand top dollar to be spent on the owner. IG a-year lease with this approach is controversial.<br /> 2nd Partial Fix-Up: This is the most urgent needs of the house is completed. The house is cleaned well, that would touch the wall with paint, and carpets are steam cleaned. The goal is to make the house look good on a bike instead of running the home. Up to this approach is that it is much cheaper and attract a good tenant, but the downside is that it will not command top rents and the tenant will not normally be a neat-freak (we love the neat freaks!).<br /> 3rd No Fix-Up: This is when the house goes on the market &#8220;as is&#8221; basis. Slow nothing is done to determine the home aesthetically and the tenant is asked to &#8220;have an open mind&#8221; and the property is listed as &#8220;handyman special&#8221;. Up to this approach is that maintenance costs are low, and homes can be placed on the market right away. The downside is steep. Rents must be reduced significantly, the quality of the tenant to suffer, and the house will be even worse (I think, natural disasters) when the tenant moves out (evicted or otherwise).</p>
<p>So this is the best way? The answer is a universal response to a business school in any matter, &#8220;it depends.&#8221; At different times and situations, each approach is appropriate. Many times the answer is dictated by finances. I mean, if you do not have extra money, you are forced to use approach # 3, right? And if your rental home has gotten to the point that it&#8217;s absolutely disgusting, you probably have to choose an approach # 1 at some point.</p>
<p>4th Generally speaking, I approach # 2 fan. I try to stretch # 2 as long as possible until I am faced with a decision that the house must go approach # 1 (or # 3). When I&#8217;m at that point, my preferred approach # 1 (if finances permit).</p>
